Services Offered

Superior Property Management Services offers a variety of services that can be tailored to suit your needs.

Full-Service ManagementFee: 8% of gross monthly rents collected plus a placement fee when placing new tenants.

  • Market review/analysis and set rental rate based on current market review
  • Advertising is done through several platforms with high web traffic for maximum exposure
  • Agent response to calls and email inquiries, conduct showings, follow-up
  • Careful tenant selection by thoroughly screening all applicants – verifying ability to pay, references, and running credit reports
  • Lease preparation, signing, as well as year-round documents as needed for entry, changes in terms, lease renewals, etc.
  • Move-in walk through
  • 24-hour agent availability to handle incoming emergencies
  • Maintenance requests – timely follow-up of tenant maintenance requests, including communication with property owner if costs likely to exceed $350
  • Maintain strong vendor relationships to ensure timely responses and quality work
  • Accounting – rent collection, invoice payment, and handling payments of mortgages, property insurance, utilities, etc., timely account of tenant security deposit refunds
  • Owner statements and draws/direct deposits are disbursed by the 10th of each month
  • Annual property inspections performed, and report provided to owner

Vacation RentalsFee: 10% of gross monthly collected rents plus a $150 placement fee per occupancy. Vacation rentals are provided all the same services as our Full-Service management; however, they require year-round marketing.

One-Time Placement Fee: 1/2 full month rent or $1200, whichever is greater, with one year lease guarantee.

A-la-carte: Do you manage your property yourself but need a notice posted, inspection done, or another service you would like help with? We are happy to assist for a one-time fee.
